Christine R. Stoddard is a senior commercial and corporate real estate executive and portfolio strategy leader with 10+ years of experience executing over 5,000,000+ square feet across New York City’s most complex public-private and institutional real estate portfolios. Her experience spans office, industrial, warehouse, logistics, fleet maintenance, EV fleet and charging infrastructure, depot operations, land, retail, parking, garage maintenance, medical office, community facilities, mixed-use development, acquisitions, and large-scale portfolio optimization initiatives.

Christine is recognized for operating at the intersection of real estate, infrastructure, fleet operations, electrification, utilities/power upgrades, and government-scale execution, delivering mission-critical facilities and transaction strategy for the largest municipal transportation and fleet platforms in the United States, including the Metropolitan Transportation Authority (MTA) and the City of New York / DCAS. Her work integrates end-to-end deal execution with complex stakeholder environments—bringing together utilities, engineering teams, architects, legal, operations, brokers, landlords, developers, and agency leadership to align operational readiness, regulatory approvals, and long-term portfolio value.
As Associate Director of Transaction Management at the MTA, Christine led transaction execution and portfolio strategy across a high-volume pipeline of 25–50 concurrent transactions, supporting one of the largest public transportation systems in the world and the nation’s largest municipal bus fleet. She was responsible for structuring and executing complex lease and acquisition strategy across depots, warehouses, operations facilities, office and commercial assets, while also advancing fleet and industrial infrastructure planning for large-scale depot footprints ranging from 200,000 SF to 1M+ SF.
One of Christine’s signature achievements includes executing the MTA’s flagship consolidation transaction at 3300 Northern Blvd in Queens—a 250,000 SF office/warehouse/fleet and garage consolidation valued at approximately $350M, delivered under compressed timelines with multiple negotiated scopes of work and substantial completion achieved within 11 months.
Previously, Christine served as a Transaction Manager at the City of New York’s Department of Citywide Administrative Services (DCAS), where she directed transaction strategy and execution across a 15M+ SF municipal portfolio, representing 40+ City and State agencies in leasing, acquisitions, development strategy, and mixed-use initiatives. She executed approximately 4.5M+ SFwhile overseeing broker teams (CBRE, Cushman & Wakefield, JRT) and guiding approvals across highly matrixed government processes including ULURP, DEP, EDC, City Planning, OMB, Law Department, capital funding pathways, and Mayoral/Commissioner-level approvals for long-horizon deals ranging from 5 to 40 years.
Christine’s expertise uniquely includes fleet electrification and infrastructure integration. She has led site strategy and coordinated utility/power readiness supporting the largest municipal EV fleet deployment in the U.S., including electrification siting and infrastructure planning for 5,500+ EVs and 2,000+ charging ports, aligning real estate strategy with operational requirements, utility capacity, phased deployment sequencing, and government procurement approvals.
Earlier in her career, Christine served in a leadership role at the NYC Department of Parks & Recreation overseeing mixed-use waterfront properties, marinas, and retail redevelopment strategy—driving a documented 500% revenue increase through asset repositioning, pricing strategy, operational optimization, and infrastructure upgrades. She was also the first female Supervising Dockmaster in NYC history, further reinforcing her foundation in operational leadership and execution in high-accountability environments.
Christine holds an MBA in International Business & Marketing from Baruch College (CUNY) and completed executive education in Mergers & Acquisitions at Columbia Business School (2024). She is the Founder of Christine Stoddard Advisory, where she advises private-sector owners, institutional landlords, investors, developers, and organizations pursuing long-horizon government tenancy, supporting high-complexity acquisitions, redevelopment, site readiness, entitlements, infrastructure sequencing, and execution strategy across mixed-asset portfolios.
